Hillsides & Mill Town Properties

Halifax properties, and what they need

Halifax is built on hillsides, mostly out of local stone, and a lot of it dates from the nineteenth century. Terraces cut into slopes, properties where the front door is on one level and the back door two floors below, converted mills, and substantial stone villas around Skircoat Green and Savile Park.

Height above the mains, and hot water pressure

The higher a property sits above the water main, the lower the incoming pressure. On the hillsides around Ovenden, Illingworth, Boothtown and King Cross this is a real constraint. It determines whether a combi boiler or an unvented cylinder will actually perform. We test flow and pressure at the property before recommending anything, because getting this wrong means a shower that never satisfies.

Multi-level terraces

Halifax terraces cut into a slope often have three or four usable levels with long vertical pipe runs, cellars at the front and ground level at the back. Radiator sizing and balancing across those levels needs doing properly.

Flood-risk properties in the Calder Valley

Parts of the Calder Valley have flooded more than once in recent years, and it is worth thinking about where the boiler and electrics sit in a property with a history of it. Relocating a boiler from a cellar or ground floor to an upper level is a job we can quote for, and it is worth considering as part of any replacement rather than putting a new boiler back in a spot that has been under water.

Solid stone walls and flue routing

Same constraint as Huddersfield. Wall thickness and the required clearances from windows, doors and boundaries dictate where the boiler can practically go.

Cellars and old pipework

A lot of Halifax properties have cellars carrying original pipe runs, sometimes lead, sometimes steel, often extended over a century. Worth assessing before spending money on a boiler that will be fed by it.

Questions & Answers

Frequently asked questions

Do you cover Sowerby Bridge and Elland?
Yes, we cover Sowerby Bridge, Elland, Greetland, Ripponden and the wider Calder Valley.
My water pressure is poor upstairs — what can be done?
On Halifax's higher ground this is common. The right answer depends on your incoming mains flow, which we measure on site. Options range from an unvented cylinder to a pumped system to upgrading the incoming supply.
Can you move my boiler out of the cellar?
Yes. It is worth considering in flood-affected properties, and it is a sensible thing to plan as part of a replacement rather than as a separate job later.
How long does it take you to reach Halifax?
We come from Dewsbury, roughly 30 to 45 minutes. Ring and we will give you an honest window.
