If you let a property with gas appliances, you are legally required to have a gas safety check carried out every twelve months by a Gas Safe registered engineer, and to give your tenant a copy of the record.

A CP12, properly called a Landlord Gas Safety Record, is the document a Gas Safe registered engineer issues after checking every gas appliance, pipe and flue in a rented property. It records what was checked, what the results were, and whether anything was found to be unsafe. It is required annually under the Gas Safety (Installation and Use) Regulations 1998.
"CP12" is the old form number and the name has stuck. If a letting agent asks for a CP12, a gas safety record or an LGSR, they all mean the same document.
Every gas appliance, flue and pipework installation you provide must be checked at least every twelve months by a Gas Safe registered engineer.
Gas Safe Register's guidance is that you can arrange the check any time from ten to twelve months after the last completed check without affecting the original expiry date. Do it earlier than ten months, or later than twelve, and your renewal date moves to twelve months from the new check. There is no grace period after expiry — the day after the certificate lapses, the property is non-compliant.
Existing tenants must receive a copy within 28 days of the check. New tenants must receive a copy before they move in.
Keep copies of each record for at least two years.
There must be a carbon monoxide alarm in any room with a fixed combustion appliance, and it must be tested and working on the day a new tenancy starts. We check alarms as part of the visit and can supply and fit compliant ones.
Appliances the tenant owns are not your responsibility, but the flues serving them generally are unless the flue serves only the tenant's own appliance.
